There are two different numbers, first is the one that you are preapproved for and second is the one you are comfortable paying the monthly mortgage on. For example you are preapproved for $500,000 but you’re only comfortable paying about $3000 a month for your mortgage, homeowners insurance and property taxes so we would not be setting your home search criteria to $500,000. We would be more around the $400,000 to $450,000 range for your search and that is still dependent upon the cost of property taxes, homeowners insurance and if you have an HOA to consider.
