Your Step-by-Step Guide from Search to Keys
Buying a home in Vancouver, WA involves multiple stages, important decisions, and coordination between lenders, agents, inspectors, and title companies. Understanding the complete process helps you know what to expect, avoid surprises, and make informed decisions at every step.
Here's your roadmap from pre-approval to move-in day.


Buyer Ready, Day One
Matched up with one of our preferred lenders and they will look into fully underwriting you before we craft your offer.
This will increase your ability to compete in a multiple offer situation.
Finding the Perfect Home
First thing to do is sit down and talk needs vs wants on all the features of your home; beds, baths, lot size, location, maybe features like owners suite on the main floor or a place to park your RV.
Discuss monthly budget; Approved For vs. What You Want to spend per month.
Set up search in the MLS.
Tour Homes - Needs & Wants might morph during this time and that's ok.


Preparing & Negotiating the Offer
First, we build rapport with listing agent.
Identify important items to seller.
Being flexible on the terms of your offer makes you more competitive.
Discuss Sale price, Closing date, earnest money, inspections,
personal property included in sale.
Sign offer & Send to listing agent.
Both myself & lender will call and continue building rapport with listing agent. Discussing any questions they or the sellers may have.
Mutual Acceptance
When a buyer and a seller come to agreed terms to purchase/sell a home.
All contingencies begin and tracking sheet for these timelines will be provided to you.


Title & Escrow
Escrow is an agreement with a 3rd party to hold a large sum of money or a property until conditions are met to complete the sales agreement.
Title is a bundle of rights that you receive when you purchase a property. Every property has a title and they are a history of that property. They are review by escrow at sale to see if there are any issues that are clouding the title (ex: construction lien, easement) so the title can be conveyed clean & clear to you as the new owner(s).
Home Inspection
Whole Home Inspection - Completed by a licensed professional and they will inspect inside, outside, crawl space, and systems. Inspector will provide 30-60 page document with photos outlining all the findings.
Sewer Scope - recommend for resale and new build homes due to the expense to fix.
Radon Test - Radon is the 2nd leading cause of lung cancer. It is a hidden gas that can be contained inside a home by building materials.
Oil Tank Search - Many homes in the PDX Metro & SW WA were heated by buried oil tanks that might have not been decommissioned.

Financing Contingency ensures that you are able to secure your loan with the lender and backout if you cannot (maybe due to a change in job, change in interest rate that you don't like).
Appraisal is completed by a licensed professional that is hired by your lender to provide their opinion of the value of the property compared to similar sales of properties in the area.


Week of Closing
✅Final Walkthrough
✅Verify all requested repairs have been completed, possibly a reinspection by whole home inspector.
✅Changing utilities into your name.
✅Set up the moving truck.
✅Go to the Title Company office and sign all the closing and lending documents.
✅Provide wire or check for closing funds to Escrow Company.
Closing
Escrow will get the "Clear to Close" from your lender & then Escrow will send title docs to the county for recording.
Once recorded Escrow will send notice that you are "Funded, Recorded & Closed"
